Website terms and Address Brief purchases
Effective September 14, 2026 · version 2026-09-14-v2. These terms cover the free site and optional $40 Address Brief.
Using the website
NimbyCheck provides public-record information for researching places. You may browse, compare places, print summaries and share a purchased brief with people assisting your property decision. Keep source attributions and limitations with shared material. Third-party data retains its own license; these terms do not restrict rights granted by that license.
Do not interfere with the service, bypass access controls, impersonate someone, submit unlawful material, or use the information for threats, harassment, stalking or illegal discrimination. Registry information must not be used to commit a crime or harass or illegally discriminate against a registered person. See Massachusetts General Laws, chapter 6, section 178N.
This product evaluates places, not applicants. It is not offered for tenant, employment, credit or insurance eligibility screening of individuals. Do not use it for those purposes. A disclaimer does not replace any legal obligations that apply to your actual use.
Availability and source material
Coverage and services may change, and external sources can be unavailable. No complete inventory, continuous availability or field verification is promised. We may restrict abusive use. These provisions do not remove our obligations for an accepted paid order. Source errors can be reported through Contact & corrections.
Who you are buying from
The Address Brief is sold by Synthesis Benefits LLC, a Massachusetts limited liability company, which operates NimbyCheck. Payment is processed by Stripe; the charge appears under Synthesis Astrology / NIMBYCHECK on your statement because the company's payment account is shared across its products.
What you get
- One Address Brief for the single map point you confirmed before paying, priced at $40, delivered as a PDF by email and as a private web link.
- The brief is generated from public records as they stood on the data date printed on its cover, with a narrative written by a language model that is constrained to those records and checked against them.
- The web link stays valid for 30 days after purchase. Our local report copy and address details are normally removed after 90 days from payment or completed delivery/refund notification, whichever is later, subject to the holds described in the privacy policy. Keep the emailed PDF; it is yours to keep and share.
Delivery
Generation usually completes within a few minutes of payment. If it takes longer, the status page keeps updating and the email follows when it is done. Massachusetts points only; the checkout refuses points outside our map coverage before any charge is made.
Refunds
- If generation fails and your brief cannot be supplied, we initiate a full refund to the original payment method and email a status update; you do not need to ask. Refund processing depends on Stripe and your bank. If an automated refund needs intervention, we display that status and resolve it through support. An email-delivery problem is retried separately while a successfully generated brief remains available through its private link.
- A finding you dislike, an empty result accurately described within the stated coverage, or a later source update does not by itself qualify for a discretionary refund. If a verified correction changes your brief, we regenerate it free of charge. These conditions do not exclude remedies for a defective, misdescribed or undelivered service or other rights required by law.
- Refund requests and questions: contact@synthesisbenefits.com, preferably within 30 days of purchase. That request window does not shorten any statutory rights.
What the brief is not
It is not an inspection, an environmental site assessment, a risk score, or legal, medical, insurance or financial advice, and it is not a statement about any specific property's condition. Records can be outdated, mislocated or incomplete, and the absence of a record is not proof of absence. The disclaimer and methodology pages are part of these terms. You agree to use the brief as a starting point for your own inquiries with the agencies, sellers and professionals it names.
Liability
To the extent permitted by applicable law, Synthesis Benefits LLC's total liability arising from a purchased brief is limited to the amount paid for that brief. This limitation does not exclude liability for fraud, intentional misconduct, gross negligence, or any liability or remedy that cannot lawfully be limited. Nothing in these terms waives nonwaivable consumer rights.
Privacy
Your email address is used to deliver the brief and to answer your questions about it. We store the selected address with the order and use the service providers described in the privacy policy, including Stripe, DeepSeek for the brief narrative, and Google Gmail for delivery. We do not sell this information. See the privacy page.
Law
Massachusetts law governs these terms, subject to any mandatory rights under other applicable law. Changes apply prospectively; the version accepted at checkout governs that purchase. Contact contact@synthesisbenefits.com with a dispute or question. No mandatory arbitration or class-action waiver is imposed by these terms. Version 2026-09-14-v2, effective September 14, 2026.
